STEP ONE

Understanding all these factors will help us conduct a detailed desktop assessment of your home called a Comparative Market Analysis (CMA). It is the process of comparing current active listings and recently sold properties that are similar to your home – a vital tool in helping us prepare for the next step – the Listing Presentation.

STEP TWO
LISTING PRESENTATION
During the listing presentation, we start by conducting a walkthrough of your home to determine its features and highlights. This in-person assessment matched with the CMA allows us to determine your home’s true value.
Your home evaluation will assist in establishing a strategic plan that relies on a personalized marketing strategy, pricing strategy, specialized services, and real estate expertise—all tailored to showcase your property in its best light.
TOURING YOUR HOME
Our in-person tour of your home is essential to fully understanding its unique qualities and appeal. COMPARATIVE MARKET ANALYSIS (CMA)
The Purpose of a CMA is to help determine a realistic and competitive listing price to attract potential buyers.

- Property Comparisons: We carefully select comparable properties (or “comps”) that have recently sold, are currently on the market, or were listed but didn’t sell. SIGNING THE LISTING AGREEMENT

STEP FOUR
GOING TO MARKET
This is the date your home is featured on the MLS and all other partnering platforms and anywhere else online. Once your home goes live you should see several showing requests within the first few days. By that time we would have established accessibility and availability for you.
SHOWING YOUR HOME
You never know when a potential buyer will want to see your home, but we understand that life can be busy. That’s why we create a comprehensive viewing schedule that accommodates both your needs and those of prospective buyers, making all the difference in your home-selling experience.
Once we have determined a schedule for showings, including Open Houses, we guarantee that will personally be there to showcase your home at every request. We aim to tell its unique story by aligning with our initial needs assessment and highlighting what one may love most about your home while downplaying any less desirable aspects.
FEEDBACK AND POSSIBLE DOWNFALLS
It’s never easy hearing negative remarks about your home, but knowing is half the battle. Feedback will be provided from every potential Buyer who has seen your home, which could be helpful in the next showing.
PREPARING FOR OFFERS
The offer stage is often the most intricate part of the home-selling process. Offers can include multiple elements, and your agent will guide you through each step to ensure you feel confident and well-informed.
There are two main types of offers: those with conditions and those without.
- A firm offer is made without any conditions, sometimes called a “subject-free” offer.
- A conditional offer includes specific conditions that must be met for the sale to proceed.
You have the option to accept or reject the initial offer. If certain terms are agreeable but others are not, you can propose a counteroffer. This negotiation can continue back and forth until one party accepts or rejects the final terms, concluding the negotiation process.
SUBJECT REMOVAL
Once all conditions have been met and removed, the sale is officially finalized.
The necessary documents will be sent to your lawyer or notary to prepare the final paperwork for the sale of your home. These documents will then be sent to the buyer’s lawyer or notary for completion. Your legal representative will coordinate with the buyer’s legal team to collect the funds, and you’ll be informed when the sale is fully completed.
Your agent will also assist with any remaining tasks, including the transfer of keys to the new homeowner.


STEP FIVE
CLOSING THE DEAL
Once all subjects have been removed and the sale is finalized, we will continue to support you with every remaining detail. Our personalized assistance includes:
- Providing your lawyer, notary, and mortgage specialist with the closing documents
- Helping you transfer utilities
- Coordinating moving arrangements
- Scheduling a move-out clean, if needed
- Notifying you when the funds and title have been transferred
- Conducting a walkthrough of your home to ensure it meets satisfactory standards for possession
- Handing over the keys
