HOME BUYING PROCESS

STEP ONE

KNOW YOUR BUDGET

There are three key factors that shape every property search: Budget, Location, and Type/Size of Home. We’ll help you connect with our preferred mortgage specialist to determine a clear budget that aligns with your financial goals.

Your budget plays a crucial role in identifying the right home, as it ultimately influences both the location and the type of property you can consider. Throughout this process, we’ll talk you through finding the best balance to ensure you feel confident in your decision.

CRAFTING YOUR ROADMAP

Once your budget and feasibility of your needs are determined, we can focus on crafting a custom plan that is unique to your circumstances. This ensures we find you the right home with minimal stress and maximum convenience

STEP FOUR

MAKING AN OFFER

When you’re ready to submit an offer, our team will manage all the paperwork and negotiate the purchase price and terms in your best interest. Don’t worry if you’re unfamiliar with the process – we’ll guide you through each step and answer every question you have. With our extensive experience in contract writing, we ensure that all the necessary conditions and terms are in place to protect you.

CHOOSING THE RIGHT OFFER PRICE

From our initial need assessment to touring properties, by now you should have a great understanding of pricing and all factors needed to evaluate a property accurately. However, when it comes to writing an offer, we still like to provide you with a list of active listings and recent sales and help determine an accurate offer price for your next home when compared to its comparables.

YOUR OWN CERTIFIED NEGOTIATOR

As Certified Negotiation Experts®, we negotiate the purchase price and terms on your behalf by analyzing market-related factors, helping you understand the true value of your potential home and for you to feel confident with your choice. We know the right questions to ask the cooperating party to obtain the right information for us to negotiate the best price and terms with your best interest at heart.

ACCEPTED OFFER

Receiving an accepted offer is one of the most thrilling feelings for our clients and us! one that never gets old for us.

This major step towards your next home essentially puts the ball in your court and the property is technically ours until you decide otherwise. It also allows for time for you to conduct your due diligence for the subjects we have included in the contract of purchase and sale.

REMOVING SUBJECTS

Subjects are typically removed once all the conditions outlined in the offer have been satisfied or waived by the Buyer.

The subject removal process usually occurs within a specified time frame agreed upon in the purchase contract, often ranging from 7 to 14 days, but this may vary. The buyer is responsible for conducting due diligence during this period to ensure all conditions are met to their satisfaction. Once the buyer is confident that all subjects are fulfilled or is willing to proceed without those assurances, they submit a written notice to remove the subjects.

Subject removal is a critical step because it makes the offer legally binding and commits both parties to complete the transaction. If the subjects are not removed within the agreed timeframe, the deal typically does not proceed, and the buyer’s deposit is returned.

Once you have removed subjects you will need to have a Bank Draft for your deposit amount (which usually amounts to 5% of the accepted offer price) available.

STEP FIVE

DUE DILIGENCE

The time between the accepted offer and the Subject Removal Date is the period that allows you as the buyer to conduct your due diligence and ensure that you are completely satisfied with that property before removing subjects. 

From Inspectors to Insurance Brokers to Real Estate Lawyers and Notaries, Tradespeople, and many more, we offer a list of experienced and top-credited partners that will work on your behalf to ensure you are purchasing the right home.

If any issues arise during our due diligence process, you have the freedom to walk away from the deal without facing any repercussions.

STEP SIX

REMOVING SUBJECTS & POST SALE SUPPORT

If we’re satisfied with the results of our due diligence (Financing, Inspection, Strata Documents etc), the next step is to remove the conditions from our offer. This critical step finalizes the agreement, creating a firm and binding sale. At this stage, you can move forward with confidence, knowing that all necessary checks have been completed and any concerns have been addressed.

COMPLETION

Completion Day is when buyers and sellers’ designated lawyers finalize the transaction. On this day, the lawyers facilitate the transfer of funds from you to the seller, and in exchange, the home’s title is officially transferred to your name. A few days prior, you’ll meet with your lawyer to sign the necessary documents and provide the required funds via bank draft. Your lawyer will guide you through the process in advance, ensuring you’re well-prepared for this important step.

POSSESSION

Possession Day is one of the most rewarding moments in the home-buying journey. It’s the day when all your planning, effort, and anticipation come together, and you finally get the keys to your new home. Our role on Possession Day is to conduct a thorough walkthrough of the property with you, ensuring it’s in the promised condition and that any agreed-upon repairs or conditions have been met.
